risers, sewers and leaks in one hand

The jobs we solve most often
Communal pipes require a different approach from a job in one home: more residents, more parties and always the question of who pays what.
Blocked soil stack
If multiple flats are experiencing a slow or gurgling drain at the same time, the blockage is usually in the communal soil stack. We clean it from bottom to top and check the flow on each floor.
Collective sewerage
Recurring blockages or sewer smell in the basement or storage room? With a camera inspection we can see where the pipe has subsided, broken or been penetrated by roots — with images and a report for the board.
Leaks between flats
Water at the downstairs neighbours can come from a private pipe or a communal pipe. With leak detection we find the source without unnecessary breaking work, so it is clear who is responsible.
Rainwater and roof drains
A blocked roof drain or rainwater pipe will cause immediate leaks in the upper flats during heavy rain. We clean and inspect, and advise on maintenance.
Pipes in crawl space and cellar
Leaking or old pipes in communal areas fall under the owners' association (VvE). We carry out targeted repairs and indicate what needs replacing in the long term.
Collective central heating and hot water
A breakdown of a communal installation or water heater affects everyone. We resolve breakdowns and can schedule periodic maintenance for you.
Leak in an apartment building
With a leak in an apartment building, the first question is often: is this a matter for the owners' association (VvE) or for the owner of the flat? As a rule of thumb, pipes that serve multiple flats — such as the riser, the communal sewerage and the rainwater drain — are communal and fall under the VvE. Pipes that serve only one flat, from the branch onwards, usually belong to that flat.
What exactly applies is stated in the deed of division and the regulations of your VvE. In our report we record where the leak is and which pipe is involved, with photos and measurements. This allows the board, property manager and insurer to proceed quickly and without discussion. Not sure what the insurance covers? Do the insurance check.

About PandFix as plumber for your VvE
Yes. You can give our number to all residents. We agree in advance with the board or property manager up to what amount we may repair directly and when we contact them first.
That depends on the pipe where the leak is. Communal pipes usually fall under the VvE, pipes that serve one flat under the owner. We record in a report which pipe is involved, so this is clear.
Yes. With a camera inspection we can see where the communal sewer has subsided, is broken or blocked. You receive the footage and a report, useful for the board and maintenance planning.
Absolutely. Small owners' associations (VvE) without a property manager especially benefit from one trusted partner who knows the entire building. We work in The Hague, Delft, Rijswijk, Leidschendam-Voorburg and surrounding areas.
