Short answer

After a leak, ceiling repair always starts at the source: first the leak must be found and fixed, then the ceiling must dry properly. After that, loose parts are removed, cracks are reinforced, stains are sealed and the ceiling is plastered. If a plasterboard sags or a reed ceiling sounds hollow, replacement is often better than patching up.

  • Step 1: find and fix the leak.
  • Step 2: allow to dry (often weeks).
  • Step 3: repair, seal and plaster.

Step-by-step plan

How to tackle it

  1. Stop the leak. Without solving the source, the damage will return. If you do not know where the water is coming from, have it traced: leak detection or ceiling leak.
  2. Document the damage. Photos of the ceiling, the stain and the cause, with date. You will need this for the insurance.
  3. Let the ceiling dry. Ventilate well. Depending on how wet it was, this can take several weeks.
  4. Assess the ceiling. Hairline cracks and a stain can be repaired well. Sagging plasterboard or a loose reed ceiling usually cannot.
  5. Repair and plaster. Remove loose parts, rake out cracks and reinforce with mesh, seal stains, then plaster and paint.

Repair or replace?

  • Hairline cracks and a stain: repair. After sealing the stain, a plaster layer is applied over the entire ceiling so that no spot remains visible.
  • Open joints between concrete slabs: rake out joints, reinforce and seal; then plaster the ceiling evenly.
  • Sagging or soft plasterboard: replace. Wet plasterboard does not regain its strength.
  • Reed ceiling that sounds hollow or is coming loose: often a new ceiling underneath instead of repairing.

Insurance

Who pays for the repair?

That depends on the cause and your insurance. In plastering after water damage and insurance you can read what to look out for. If you live below someone else, also report it to the upstairs neighbours or the owners' association (VvE).

Frequently Asked Questions

Frequently Asked Questions

How long must a ceiling dry after a leak?

That depends on how wet it was and on the ventilation; often several weeks. A moisture measurement provides certainty before plastering.

Will a damp ring show through new paint?

Yes, if it is not first sealed with a stain-blocking primer. That is why we always seal stains before plastering or painting.

Does the whole ceiling need redoing?

We usually plaster the entire ceiling so that no join line is visible. Only the damaged parts are repaired beforehand.

Can you also find the leak?

Yes, PandFix also does leak detection and plumbing. So the source and the ceiling can be sorted in one go.
