Short answer
Small cracks and holes in walls or ceilings are opened up, reinforced and filled, then plastered over until they're no longer visible. First we check whether the crack has an underlying cause that needs to be resolved.
- Hairline cracks in plasterwork are usually shrinkage and harmless.
- Cracks that are growing, running diagonally or going through the façade: first have the cause examined.

Where do cracks come from?
- Shrinkage of new plasterwork or concrete: fine hairline cracks, often in the first years.
- Joints between concrete slabs or plasterboards that become visible through movement.
- After a renovation: chased-in pipes, relocated sockets, a removed wall.
- After a leak: plaster that is loose or flaking.
- Settlement: diagonal or growing cracks; that's not a plastering problem and requires investigation first.
If you're unsure whether a crack is structural, first have a building surveyor look at it. We repair the plasterwork once the cause is clear.
How we repair a crack
- Opening up: widen the crack slightly so the filler has grip.
- Reinforce with mesh or tape for cracks that may return.
- Fill and patch-plaster, and blend the repair into the existing wall.
- Smooth finish so that no edge is visible after painting.
Holes and chases
After relocating a socket, removing a radiator or chasing in pipes, chases and holes are left behind. We fill these in layers so they don't sink, and plaster them flush with the rest of the wall. For a ceiling after a leak, we first seal the stains so they don't bleed through the new layer.
Is it a leak that hasn't been resolved yet? Then first read about ceiling leak.

Questions about repairing cracks and holes
Is a crack in my ceiling dangerous?
Usually not: most ceiling cracks are in the plaster layer or along joints. If a crack runs diagonally, is getting bigger or the ceiling is sagging, have it inspected first.
Will a repaired crack come back?
A crack that has been reinforced rarely comes back. If the substrate is still moving (for example a joint between boards), a fine line may become visible again after years.
Can just the area around the crack be repaired?
Yes. On a smooth, painted wall, the repair is usually invisible after painting. With textured walls, an even result is more difficult.
Can you also help after a leak?
Yes, once the leak has been resolved and the ceiling is dry. If the cause has not yet been found, PandFix can first carry out leak detection.
How do I request it?
