Drain leak recognise and stop
A leaking drain is often behind a kitchen unit, under the shower tray or at the toilet connection. Starts small, quickly becomes water damage. You can spot this yourself — we do the repair professionally.

Typical signs
Shelf under the kitchen sink that's bulging. Mould ring around the shower. Toilet that leaves a puddle when flushed. Water meter ticking while everything's turned off — then it's not 'a bit of condensation'.
In The Hague we often see this in 1970s kitchens and VvE bathrooms. First the visible connection, then leak detection if the source is in the floor.
What you may do yourself
- Bucket under the trap, cupboard emptied, photos for the insurance
- Mains stopcock off in case of actual flooding
- No chemical drain cleaner in a leaking pipe — it makes the damage worse
Afterwards: dry the water damage and secure or replace the drain. See also shower drain leak.

Good to know
Short answers.
Not always. Sometimes the supply pipe behind it is leaking. We check both.
Temporary. A structural leak in the tray or pipe will return.
Photos + meter reading help. We make a short report for the property manager.
Drain leaking?
We seal the source and check whether the floor needs to dry out.
