Rated on Google · Price in advance · Guarantee on the work
Many websites list total amounts for 'a bathroom', but your bathroom is not average. A small bathroom with existing pipes in the right place costs something completely different from a bathroom where the floor needs opening and the drain needs relocating. That's why we don't list a total price here, but the guideline prices per item from our own price list. This way you can see where the money goes.
Short answer
The cost of a bathroom renovation consists of separate items: demolition and breaking out, floor and drain, tiling, shower, toilet, pipework and materials. Our price list states, for example, "level floor, install drain and tile bathroom" for €2,200 excl. VAT (€2,662 incl.) and "install wall-hung toilet with stud wall" for €1,265 excl. VAT (€1,530.65 incl.). These are separate items, not a total price. For your bathroom you will receive a fixed price in advance.
- Main price factors: whether the floor needs to be opened up, and whether drainage and pipes need to be relocated.
- Materials (tiles, bathroom fixtures, taps) are on top of the labour and vary depending on your choice.
- A small bathroom is not always much cheaper: much of the work consists of fixed steps.

Guide prices from the PandFix price list (October 2026). Call-out charge is additional: €35 excl. VAT (€42.35 incl.), emergency €65 excl. VAT (€78.65 incl.). Evening or weekend: surcharge €80 excl. VAT (€96.80 incl.). Materials and extra hours only by agreement. You will always hear the price before we start. Tiles, bathroom fixtures, taps, glass and lighting are materials of your choice and come on top of this.
Please note: don't simply add these lines together. Some items overlap (if you're retiling the entire floor, you won't also need to replace just the shower tray). That's why we create a custom price for every bathroom.
What determines the price of your bathroom?
- Does the floor need to be opened up? Relocating the shower or toilet often means breaking open and installing a new drain. That's one of the most expensive steps.
- Are the pipes in the right place? Keeping existing supply and waste in the same location saves a lot. We do replace old pipes if they're in poor condition; that prevents leaks behind new tiles.
- Substrate. A wooden floor or a wall of old boards requires more preparation than concrete and masonry.
- Tiles. Large tiles are laid faster; small tiles and mosaics take much more time. The amount of tiling (full-height or half-height) also counts.
- Choice of bathroom fixtures. A built-in tap, wall-hung toilet or linear drain requires more work than surface-mounted.
- Accessibility and rubble removal. A bathroom on the third floor without a lift takes more time than a ground-floor flat.
How to keep costs under control
- Keep the layout as much as possible. Keeping the shower and toilet in the same place is the biggest saving.
- Choose a shower panel instead of wall tiles where it fits: fewer joints and faster to install.
- Buy bathroom fixtures yourself, but check first. That's allowed; just let us check that the cistern, pan and flush plate fit together.
- Combine jobs. Pipework, tiling and electrics in one schedule prevents duplication.
- Just refreshing? Sometimes regrouting plus new sealant work is enough to last for years.
How your fixed price is determined
- Photos and dimensions. Via WhatsApp or the form. Tell us what you want to change and what should stay.
- On-site assessment when needed. For a complete renovation we visit to inspect the floor, drainage, pipes and ventilation.
- Price per item. You see what happens and what it costs, excl. and incl. VAT, and what is materials.
- Planning. We agree when the bathroom will be out of use and how you can shower and use the toilet during that time.
Questions about the cost of a bathroom renovation
What does a bathroom renovation cost on average?
An average price says little, because bathrooms vary greatly. That's why we show the guide prices per component from our price list and create a fixed price in advance for your bathroom.
Is renovating a small bathroom much cheaper?
Some, but less than you might think. Demolition, drainage, waterproofing and connections are fixed steps that are also needed in a small bathroom. The tiling and materials do make a difference.
Do the prices include materials?
The amounts in the table are for the labour. Tiles, bathroom fixtures, taps and glass are materials of your choice and come on top. In your quote this is shown separately.
Can I buy tiles and bathroom fixtures myself?
Yes. Send us the brands and models in advance, so we can be sure everything fits and we bring the right fixings.
What does installing a wall-hung toilet cost during a renovation?
Our price list shows wall-hung toilet installation with stud wall for € 1,265 excl. VAT (€ 1,530.65 incl.). The toilet and flush plate are materials.
How soon can you start?
That depends on the planning and the delivery time of materials. After the on-site measurement we agree a start date.
