An article from the PandFix knowledge base about plastering: practical explanation, without sales talk. At the bottom you can request a tailored quote.
Short answer
A fixed m² price for plastering is not in the PandFix price list, because two ceilings of 20 m² can turn out very differently. The price depends mainly on the substrate (filler, concrete, plasterboard or reed), the joints, the height and how much needs to be repaired beforehand. With photos and measurements you will receive a tailored price in advance.
- You calculate the surface area as length × width of the room.
- Filler or spray plaster can usually stay: bonding coat on top and then plaster.
- Joints, cracks and damp patches are treated before plastering.

Why there is no fixed price per m²
Many m² prices for ceiling plastering can be found online. In practice, such an amount says little, because the work before the plaster layer varies greatly per ceiling. A smooth concrete ceiling in a new-build flat requires a bonding coat and one plaster layer. A ceiling with old filler, open joints and a damp ring from a leak requires repair first. That's why there's no m² price for plastering in our price list and we work with a tailored quote, which you always hear in advance.
This determines what your ceiling costs
- The surface area. Measure the length and width of the room and multiply them. Divide an L-shaped room into two rectangles.
- The substrate. Concrete, Artex or spray texture, plasterboard or an old reed ceiling. Artex usually doesn't need to come off; a bonding coat goes over a well-adhered layer, followed by the plaster coat. See also removing or plastering over Artex ceiling.
- Joints and cracks. Joints between concrete slabs are reinforced with mesh so they don't return. Cracks after a leak or subsidence are first cut out and filled.
- Damp patches. An old stain will show through a new coat if it isn't sealed first. If there's still a leak, that must be fixed first: ceiling leak.
- Height and accessibility. We plaster a normal ceiling from a mobile scaffold or plasterer's trestle. A mezzanine or stairwell requires more scaffolding work.
- Preparation. Remove lights, empty the room or move furniture to one side, and mask everything off. The more that's already clear, the faster it goes.
How to get a tailored price quickly
- Take photos: one of the whole ceiling, and close-ups of joints, cracks or stains.
- Provide the measurements: length, width and height of the room.
- Tell us what happened: old filler, a leak from above, or simply a smooth ceiling wanted.
- Send it via WhatsApp or the form. You'll receive a tailored price; if in doubt, we'll come and have a look first.

Ceiling plastering per municipality:
Where you can save yourself
- Clear the room as much as possible yourself and remove lamps and curtain rails.
- Have multiple ceilings done in one go: masking once, setting up once.
- Combine it with the walls if they're also due: plastering walls.
- You can paint it yourself after drying. Read how long that takes in how long does plastering need to dry.
Frequently Asked Questions
What does plastering a ceiling cost per m²?
A fixed m² price is not in our price list, because the substrate differs per ceiling. Send photos and the measurements, then you'll receive a tailored price beforehand.
Is a small ceiling more expensive per m²?
Often per m², because masking, building up and clearing up are part of every ceiling, regardless of size. Having several ceilings done together is therefore more economical.
Does filler need to come off before plastering?
Usually not. Over a well-adhered filler layer goes a bonding coat and then the plaster layer. We only remove loose parts.
Is painting included in the price?
We agree that per job. Many people paint themselves after drying; that's possible, but we can include it too.
