In Delft we attend very different boilers: in a narrow loft cupboard of a canal house, in a flat with a shared flue, or in a new-build home that may be connected to a district heating network in a few years. The breakdown itself is often the same, but what makes sense afterwards differs per property. Below you can read what you do first yourself and how we approach it in Delft.
Short answer
If your boiler in Delft has broken down, first check the pressure (the correct value is in the manual), note the error code and reset once. If it keeps failing, or you live in a flat with a shared flue and smell or hear something unusual, call a heating technician. Call 015 783 0044.
- A photo of the display, pressure gauge and type plate helps us in advance.
- Breakdown call-out: call-out charge € 100 – € 165 excl. VAT (€ 121 – € 199.65 incl.) plus travel costs.
- Rental property? Report to the landlord or housing association first.

Three things to check first in Delft
- Pressure. If the gauge is clearly below the value in the manual, top up. If it drops again within a few days, there's a leak or an empty expansion vessel. Read central heating boiler losing pressure.
- Code and reset. Note the code, reset once and see if the boiler keeps running.
- Thermostat and power. Batteries, programme, plug. Especially after a power cut or house move, it is often down to this.
Can't work it out? The general explanation with the most common causes is on boiler breakdown. Here we focus on what's specific to Delft.
What we look out for in Delft
- City centre and canal houses. The boiler is often in the loft or a tight cupboard, with a long flue through old roofs. When there's a breakdown we therefore also check the flue and air supply, not just the boiler.
- Flats and maisonettes. In neighbourhoods such as Voorhof, Buitenhof and Wippolder, many homes share a communal flue. Work on that shared flue falls under the owners' association (VvE) or the landlord; we work on your own appliance and will tell you if we see anything wrong with the shared flue.
- Student houses and room rental. Many showers in succession demand a lot from a combi boiler. Complaints such as 'no hot water left in the morning' are then often a matter of capacity, not a fault. See no hot water.
- Tanthof, Den Hoorn and new-build. Here you more often find condensing boilers with a condensate drain running outside. After a cold night this can freeze, and then the boiler shuts down.
Repair the boiler or wait for the district heating network?
Delft is working towards phasing out gas. According to the municipality, by 2050 Delft will only use clean and sustainable energy for heating, hot water and cooking. The municipality is working on a so-called When-map, which will show when each area's turn will be.

In Voorhof and Buitenhof a district heating network is also under construction. According to the neighbourhood newsletter from the housing associations, buildings with rental homes only that currently have a central gas boiler will be connected first; that boiler will then be replaced by a connection to the district heating network.

What does this mean for you? If your home has its own boiler that is still fairly new, repair is almost always the logical choice. If the boiler is old and breaks down more often, we help you compare the costs of replacement. See replacing a central heating boiler: costs and hybrid heat pump.

Questions about a boiler breakdown in Delft
How quickly can a boiler technician come in Delft?
That depends on how busy we are. Call 015 783 0044 or send a photo via WhatsApp; we'll tell you honestly when our technician can come and whether there's anything you can do yourself in the meantime.
I live in a student house in Delft. Who pays for the repair?
Usually the landlord. So report the breakdown there first. If the landlord wants us to come, we'll make the appointment with them.
Do you work on a shared flue in a flat?
We work on your own central heating boiler. A shared flue system belongs to the owners' association (VvE) or the landlord. If we see something wrong there, we will report it to you so you can pass it on.
Should I still have my boiler repaired if a district heating network is coming?
As long as your home does not yet have a connection, you simply need heating and hot water. A repair is then usually sensible. For an old boiler that breaks down often, we calculate together what replacement costs.
What does a breakdown call-out cost in Delft?
The call-out charge of € 100 – € 165 excl. VAT (€ 121 – € 199.65 incl.) for the first half-hour with diagnosis, plus travel costs. Parts and extra time only with your approval.
