The manifold is the heart of your underfloor heating: that's where the hot water enters and is distributed across the circuits in the floor. A leaking coupling, circuits that won't open any more or an outdated manifold with pump: then replacement is often the best solution. One of the first questions we ask is simple: how many circuits does your manifold have?
Short answer
Replacing a manifold is necessary if it leaks, if valves or adjustment taps are stuck and groups stay cold, or if the pump unit is worn out. The price depends on the number of groups, the type of manifold (with or without pump and mixing unit) and the space around it. Send a photo and you'll receive a tailored quote. A visit starts with the call-out charge of €100–€165 excl. VAT (€121–€199.65 incl.).
- Count the loops or hoses at the bottom: that is the number of zones.
- Take a photo of the entire manifold and the pump.
- Is it leaking now? Turn off the valves at the manifold and catch the water.

When does a manifold need to be replaced?
- Leakage at couplings or valves. A drip at a coupling can sometimes be tightened; if the manifold leaks in multiple places or the material is corroded, replacement is more durable.
- Zones stay cold. Valves or thermostatic heads are stuck, and freeing them no longer works. One room then stays cold while the rest gets warm.
- Flow meters are dirty or broken. You can no longer see anything in the sight glasses, making balancing impossible.
- Pump or mixing unit worn out. With a manifold that has its own pump, the pump may be worn out, or the mixing valve that controls the temperature. Sometimes replacing just the pump is enough; see underfloor heating pump fault.
- Renovation. With a new bathroom or extension, extra zones are added and the old manifold no longer fits.
What we need to know for a price
With this information we can bring the right type of manifold and the right couplings.
- Number of zones. Count the pipe pairs at the bottom. A manifold with five zones has five flow and five return pipes.
- Type of manifold. Is there a dedicated pump and mixing valve (common with underfloor heating as the main heating system or in combination with radiators), or is the manifold connected directly to the boiler or heat pump?
- Pipe diameter and fittings. Visible on the pipe itself. A clear photo is sufficient.
- Space in the cupboard. A new manifold must fit in the existing manifold cabinet, or a different cabinet is needed.
Not sure whether it's the manifold or something else? First read underfloor heating not getting warm.
How we replace a manifold
- Depressurise and drain the system. Only the part that's needed, so the rest of the installation gets as little air as possible.
- Old manifold off, new one on. Connect zone by zone with suitable fittings, and we note which zone goes to which room.
- Filling, flushing and bleeding. Each zone separately, until there is no more air.
- Balancing and checking. Adjust the flow per group and check that nothing leaks. You'll receive an explanation about the thermostatic heads.
What does a new manifold cost?
We don't have a fixed price for a manifold in our price list: the number of circuits and the type make a big difference. That's why we work with tailored pricing.
| Item | Excl. VAT | Incl. 21% VAT |
|---|---|---|
| Call-out charge: first 30 minutes including diagnosis | € 100 – € 165 | € 121 – € 199,65 |
| Assistant technician per hour (if two people are needed) | € 50 | € 60,50 |

Guide prices from the PandFix price list (October 2026). Call-out charge is additional: €35 excl. VAT (€42.35 incl.), emergency €65 excl. VAT (€78.65 incl.). Evening or weekend: surcharge €80 excl. VAT (€96.80 incl.). Materials and extra hours only by agreement. You will always hear the price before we start.
If water is leaking in the floor itself, it's not a manifold problem. See underfloor heating leak.
Questions about replacing a manifold
How many zones does my manifold have?
Count the pairs of pipes at the bottom of the manifold. Each pair (flow and return) is one zone. You can also send a photo; we'll count for you.
Can I just have the leaking fitting repaired?
Sometimes. If the rest of the material is in good condition, we secure the coupling or replace only that part. If the manifold is leaking in multiple places, replacement is wiser.
Does the floor need to be opened up when the manifold is replaced?
No. The manifold is in a cupboard or against the wall. The pipes in the floor remain in place.
What does replacing a manifold cost?
That depends on the number of circuits and the type. Send a photo for a tailored price. A visit starts with the call-out charge of €100 – €165 excl. VAT (€121 – €199.65 incl.).
How long will I be without underfloor heating?
Usually only the day of the work. After filling and bleeding, the heating can be switched back on.
