Central heating boiler in Rijswijk breakdown and maintenance
Rijswijk borders The Hague — we're there just as quickly as in the city centre. Breakdown, pressure loss or a boiler that needs replacing: price agreed in advance, no surprises.

Rijswijk is our service area
From Van de Bogaard to Sion: breakdown, leaking boiler or a new installation. We combine this with central heating boiler The Hague — the same technicians, no other company.
With a new-build or replacement boiler we do not guess: we look at output, flue gas and whether the fuse box can handle it. See boiler breakdown: what now.
Maintenance vs. breakdown
- Maintenance: annually, prevent breakdowns
- Breakdown: code on the display, often same day
- Replace: when parts cost more than a new boiler
Leakage around the boiler is often a central heating leak, not a quick "tighten up" job.

Your central heating boiler in Rijswijk: what to look out for by property type
In Rijswijk there are many different types of housing side by side: older terraced houses, stairwell flats and gallery-access flats, and newer neighbourhoods such as around Sion. That matters for your central heating boiler. Where it's located, how it gets its air and who is responsible varies per property.
Boiler in a cupboard or in the loft
In many flats the boiler is mounted in a small cupboard in the kitchen or hallway. That is fine in itself, but the boiler must have enough space and air. Do not place items in front of or against it and keep vents open. In houses the boiler is often in the loft. In winter, watch the condensate drain there: if it runs outside along the façade, it can freeze in severe frost. The boiler will then go into breakdown.
Rental property, owners' association (VvE) or block heating?
- Are you renting? Then the boiler usually belongs to the landlord or the housing association. Report a breakdown to them first, unless you own the boiler yourself.
- Flat with an owners' association (VvE)? Your own boiler is yours. If it concerns the shared flue gas discharge in the building, that usually goes via the VvE.
- Block heating? Some flats have one central system for the entire building. In that case you don't have your own boiler and you report breakdowns to the property manager.
Breakdown, maintenance or replacement?
In the event of a breakdown, it helps if you note down the code on the display and write down the water pressure. Then the technician knows immediately which direction to look and can often bring the right parts with him. Maintenance is intended to prevent breakdowns: the boiler is cleaned, adjusted and checked for safety. Replacement becomes an option if the same breakdown keeps recurring, parts are difficult to obtain or the boiler is really at the end of its life. We then explain the choices to you honestly, even if repair is still sensible.
Handy to have ready
Before the visit, look up the make and model of your boiler. This is on a plate on or under the boiler. Note the fault code and water pressure, and ensure the cupboard or loft with the boiler is easily accessible. If you know when the last service was, mention that too.
Safety comes first
Boiler breakdown in Rijswijk? Call PandFix, day and night: 070 783 0224. If you smell gas, first go outside and call the grid operator (0800 9009) to have the gas shut off; we will then repair the cause. Never open the boiler yourself. Check yourself first in case of a breakdown
A boiler breakdown is not always a fault. You can safely check these steps yourself before calling. Never open the boiler.
- Check the display and write down the fault code. Look up the code in your boiler manual if needed.
- Read the water pressure. If it is lower than the value in the manual, the boiler will often shut down. Top up according to the manual. If you have to top up frequently, read boiler pressure loss.
- Check the thermostat. Flat batteries or an incorrect setting are a common reason why the heating doesn't come on.
- Check whether the boiler has power: is the plug in the socket and is the circuit in the meter cupboard on?
- Press the reset button once if the manual indicates this. If the breakdown keeps recurring, stop resetting.
- In freezing weather, think about the condensate drain. If it's frozen outside, the boiler will go into fault, as described above.
- Call if it doesn't work, with the code, the pressure and the boiler type to hand.
What you'd better not do
- Removing the boiler casing or replacing parts yourself. Only a qualified tradesman may work on a gas appliance.
- Resetting repeatedly. This does not solve the cause and may cause extra wear on a component.
- Putting things in the boiler cupboard or covering grilles. The boiler needs air and space.
- Ignoring a dripping boiler and just putting a tray underneath. Leakage can also damage components inside the boiler.
How to prevent breakdowns
- Have the boiler serviced regularly. What happens during a service can be found under central heating boiler maintenance.
- Check the water pressure occasionally, especially at the start of the heating season.
- Bleed the radiators if they gurgle or stay cold at the top; see bleed radiator. Then check the pressure.
- Keep the cupboard or loft around the boiler clear and dry.
What the technician does at your home
The technician reads out the fault code and fault history of the boiler, checks the pressure, ignition and discharge of flue gas and condensate, and looks for leaks in and around the boiler. If it is a component, you will be told in advance what needs replacing. If the boiler is old and breakdowns recur more often, he will explain what repair and replacement mean for you. You can read more about this at replace or repair central heating boiler. If the system is leaking water but you see nothing at the boiler, it may be the expansion vessel or a pipe.
