Replacing sewerage when repair is no longer worthwhile
Unsure whether to repair or replace? Call 070 783 0224 for a camera inspection.

Not every old pipe needs replacing. But sometimes replacement is cheaper than repeatedly unblocking or repairing. With camera footage of your pipe, you can make that decision based on what's actually there, not on guesswork.

When is replacement the wiser choice?
Localised repair is fine if there's one problem in one place: a displaced collar, one crack, a section damaged by excavation work. Replacement is usually wiser if:
- the camera shows multiple cracks or fractures over a longer section;
- the pipe has subsided along its length, so that water and waste remain standing in it;
- it concerns old clay pipes with roots in multiple joints;
- a cast iron pipe in an old house has rusted away from the inside;
- the pipe is too small for what's connected to it, for example a 50 mm drain where a toilet now needs to connect;
- you are renovating anyway or having the garden redesigned.
In doubt? A camera inspection gives the answer. You see what we see.
Earthenware, cast iron, asbestos cement and PVC
Homes built before the 1970s often still have stoneware pipes (fired clay, brown glazed) underground and cast iron soil stacks inside. Stoneware itself is durable, but the joints are weak and let roots through; when the ground subsides, it breaks. Cast iron rusts from the inside and becomes rough, causing waste to catch more easily.
Some older pipes are made of asbestos cement. You can't always recognise that yourself. If we suspect this, we'll tell you beforehand and discuss how it will be safely removed; special regulations apply.
We lay new sewerage in PVC: lightweight, smooth on the inside and with well-sealing joints. What matters most is the gradient: the pipe must slope slightly everywhere, even if the garden subsides a little later.
How sewer replacement works
- Camera inspection to record the condition, route and depth of the current pipe.
- Plan and price: which section, which route (garden, crawl space or floor), which diameter and what it costs.
- Preparation: paving and planting moved aside, or making the crawl space accessible.
- Replacement: old pipe out, new PVC pipe in at the correct fall, connect to house and boundary chamber or rodding point.
- Inspection and finishing: flushing through, camera for inspection, backfilling and replacing the paving.
Time indication: a short section in the garden or crawl space is often completed within a day. A longer pipe, work under a floor or a clay stack pipe in an apartment complex requires more time; you hear that in advance.

Replacing sewerage and the municipality
On your own property you may replace the sewerage. Work in public areas is done by the municipality, except in municipalities where the connection under the road belongs to the owner, such as Westland. For new builds or major renovations, the municipality may impose requirements for connecting rainwater; in many municipalities, rainwater may no longer be connected to the foul water sewer. We take this into account and tell you what applies in your municipality.
Do you live in a flat? Then the soil stack is usually owned by the owners' association (VvE). Replacement is done in consultation with the VvE and all residents.
Frequently asked questions about sewer replacement
How long does a sewer system last?
That depends on the material, soil and usage. PVC lasts a long time if properly installed. Old stoneware pipes can also last long, but are vulnerable to tree roots and subsiding ground. A camera inspection tells you more than the year of construction.
Does the entire garden need to be dug up?
Usually only a trench along the pipe route. Using the camera, we determine the route and depth in advance, so the rest of the garden remains undisturbed.
Can sewerage under a floor be replaced?
Yes, via the crawl space if there is one and it is accessible. Without a crawl space, the floor must be opened locally. We discuss this in advance, with the price for breaking and demolition work included.
How do I know if my sewer is made of asbestos cement?
That's not always visible. If we suspect it, we'll say so in advance. Separate regulations apply to asbestos removal.
What does replacing a sewer pipe cost?
Replacing a short section of 75 mm costs €203.31 excl. VAT (€246.01 incl.) according to our price list. For a longer pipe or work under a floor, you will receive a price in advance after the camera inspection.
