With leaks, time counts: the longer water seeps in somewhere, the greater the damage. At the same time, breaking things open quickly is wasteful if the source isn't yet known. On this page you'll find what to do immediately for each situation and how we find the cause before anything is opened up.
In brief
Stop the water first: mains tap off for a leaking pipe, bucket and electricity off for water through the ceiling. Take photos for the insurance. Then we find the source, preferably without breaking, and you'll hear upfront what the repair will cost.
- Water through the ceiling: ceiling leak, what to do.
- Pipe burst: how to stop the water.
- Only leaks when it rains: roof leak.
- Source unknown: leak detection with measuring equipment.

Where is the water coming from?
When the leak occurs tells you a lot about the cause. Choose what most resembles your situation.
What to do in the first ten minutes
- Stop the water. If a pipe is leaking, turn off the mains stopcock. It's usually located near the water meter in the meter cupboard, sometimes in the crawl space. If it's leaking through the roof, put down buckets and lay towels.
- Electrical safety. If water is near a light, socket or the fuse box, switch off that circuit. Do not touch wet switches.
- Take photos. Of the location, the damage and, if possible, the water meter. For the insurance and for us, so we know straight away what to bring.
- Warn neighbours. If you live in a flat, the water may also be coming from above or running downwards. Call the upstairs neighbours or the owners' association (VvE).
Then it's our turn. In an emergency we try to come the same day; leak detection for a damp patch that's been there longer we schedule by arrangement.
Measure first, then open up
A damp patch is rarely directly below the source. Water runs along beams, pipes and sealant edges before it becomes visible somewhere. That's why we start with measuring: moisture measurement, thermal imaging and, where necessary, a pressure test on the pipe or a dye test at the shower. Only once the source is confirmed do we open up, and then as minimally as possible.
This is also important for insurance. Many policies cover tracing and consequential damage, but not always the repair of the pipe itself. This varies per policy. With our report, you can show what the cause was. More on water damage and insurance and the leak detection report.

Frequently asked questions about leaks & water damage
What do I do if water is coming through the ceiling?
Put down a bucket, turn off the electricity if water reaches a light fitting and turn off the mains stopcock if it keeps running while nobody is using water. Take photos and call us. More on ceiling leak.
What does leak detection cost?
According to our price list €350 excl. VAT (€423.50 incl.), including report, plus call-out charge. A simpler leak inspection costs €220 excl. VAT (€266.20 incl.).
Does anything have to be broken open to find a leak?
Usually not. We first measure with a moisture meter, thermal imaging or pressure test. Only when the source is known do we open up, as small as possible.
Will the insurance pay for the leak?
That varies per policy. Often tracing and consequential damage are covered, the repair of the pipe itself not always. With our report you can prove the cause.
Do you also do roof leaks?
Yes. We inspect the roof and the inside, and you receive a quote for the repair. The inspection with quote costs €140 excl. VAT (€169.40 incl.).
I rent. Who calls the plumber?
Report a leak first to your landlord or housing association; they usually arrange someone themselves. In case of acute danger, do turn off the mains stopcock immediately.
